A number of factors can affect an assetís disposition strategy, and this strategy is continually evaluated and monitored in order to maximize potential returns. MOSAICís area of focus and expertise is multifamily and mixed-use assets. Generally we pursue assets in markets that are poised to lead the nation over the next five years in population growth, household formation, and employment growth; three key drivers of apartment demand.

MOSAIC will typically acquire assets on an all cash basis; however, we will consider assumption of existing financing if the terms are favorable.

More specifically, we focus on opportunistic investments including:
  Distressed assets, C+ quality or better, that allow
       repositioning through capital improvements,
       aggressive leasing, and/or improved management.
  Prefer garden-style, mid-rise or mixed use assets
       with a minimum of 150 units.
  Prefer assets with washer/dryer connections
       and pitched roofs.
  Located in outstanding local school districts.
  Local area median household incomes at least 25%
       above the metro median income.
  Properties and portfolios in recovering or emerging
  Properties and portfolios in markets
       with constrained supply.
  Investments which capitalize on market inefficiencies,
       over-leveraged investors and other motivated sellers.
